Tax Increment Financing (TIF) is a funding tool used by the Redevelopment Commission to promote private investment in redevelopment districts of Fort Wayne. As property values increase as private investments are made in these districts, the increased tax revenue is used to fund public infrastructure improvements (e.g. roads, sidewalks, street lighting, streetscaping, parking, and green space) in the districts and areas serving the districts. These public infrastructure improvements spur additional private investment in the districts. After a district has been redeveloped the increased tax income then goes to the city, county, schools, and special districts.
